Sahil and Fountains Square are where Baku is at its most photogenic: a pedestrianised core in the Sabail raion that runs from Nizami Street's shops to the walled Old City and out to the Caspian seafront of Baku Boulevard. Cafes, restaurants and hotels fill the square and its surrounding lanes, making this the tourist and hospitality heart of the city. For investors the draw is short-let demand, strongest through the summer season, against a backdrop of scarce historic-core stock and conservation limits on new supply. As across Baku, the standing caution is macro: values are effectively USD-linked through the pegged manat and the oil-dependent economy, so the centre's stability is tied to energy-price cycles.
