Narimanov is one of Baku's most in-demand mixed residential districts, a central-north raion with strong infrastructure and good metro access. Daily life centres on Ganjlik, where one of the city's largest malls sits alongside ADA University and, a short walk away, the sweeping Zaha Hadid-designed Heydar Aliyev Center. The district appeals to families for its schools and amenities and to investors for its blend of completed and off-plan stock at prices below the prime CBD. The local risk is delivery and oversupply on newer complexes, layered on the citywide reality that Baku values are effectively USD-linked through the pegged, oil-dependent manat.
