About Port Lands

The Port Lands and East Harbour are Toronto’s largest waterfront redevelopment, an emerging, master-planned district rather than an established residential market. Major flood-protection works are complete, a naturalised Don River mouth has been created, and the first parkland (Biidaasige Park) has begun to open. The centrepiece is infrastructure: the East Harbour Transit Hub is under construction and the Ontario Line, Cherry Street LRT and a future Villiers Island community (9,000+ homes) will transform the area through the 2030s, with first occupancy around 2031. For investors this is a long-horizon, transit-led play. The upside is real, completed flood protection, opening parkland and a funded interchange, but it carries significant execution and timeline risk, homes are overwhelmingly pre-construction, and it is launching into the deepest Toronto condo downturn in decades. It suits a patient decade-long hold with no near-term cash flow assumption.
