Maxglan

Maxglan keeps the feel of the village it once was. Incorporated into Salzburg in the last century, the district west of the centre retains a self-sufficient, grounded character, its own high street along the Maxglaner Hauptstrasse, long-standing inns and bakeries, active sports clubs and a settled local community. The setting is green and practical. The Untersberg mountain rises to the south, the Leopoldskron pond with its baroque palace lies nearby, and the Glan river offers riverside paths. The large Europark shopping centre is a short hop away, and the airport on the western edge brings excellent connections, though parts of the district sit under the flight path. For investors, Maxglan is Salzburg's value-and-yield option: prices below the prime quarters, healthier gross yields and broad family demand. But Austria's buyer framework still governs, non-EU purchasers typically need Grundverkehr approval and the State's second-home rules limit holiday use, and flight-path noise makes location within the district a key value factor.
