About Old Town (Stari Grad)

The Old Town (Stari Grad) is Plovdiv's UNESCO-listed historic core: cobbled lanes climbing the city's hills, 19th-century Bulgarian Revival mansion-museums, the Roman Theatre of Philippopolis and the Thracian Nebet Tepe fortress hill. It is the city's heritage showcase, adjacent to the creative Kapana district. For investors, the Old Town is a heritage, boutique-hotel and restoration play: renovated stock at ~€800–1,200/m² with gross yields of ~4–5%, restoration being the value-add. Non-EU buyers may own buildings directly (land via a Bulgarian company); EU buyers are unrestricted; Bulgaria adopted the euro in January 2026 and has no golden passport.
