Sen Sok

Sen Sok is the practical, fast-growing face of Phnom Penh's expansion. Carved out as its own khan around 2008-09, it has become a modern suburb anchored by Aeon Mall Sen Sok City, with its rooftop water park, ice rink and IMAX cinema, and Northbridge International School Cambodia. More affordable than the central districts, it draws first-time buyers, young families and budget-conscious expats. For investors, the appeal is affordability and family demand: condos start near USD 1,200 per sqm, a fraction of central prices, while gross yields of 6.5-8% remain attractive even after the oversupply trimmed net returns to 4-5% in weaker stock. The Cambodia caveats apply in full, strata-only foreign ownership above the ground floor, a citywide glut near 80,000 units and roughly 15% vacancy, but rising 2025 transaction volume and the mall-plus-school anchors point to gradual absorption.
