Verdun

Verdun is a southwest riverside borough that has transformed into one of Montreal's most desirable family neighbourhoods. Its Promenade Wellington was named among the world's coolest streets, lined with cafés, microbreweries and bistros; the St Lawrence waterfront offers paths and even an urban beach (Plage de Verdun); and three Green Line metro stations put downtown about ten to fifteen minutes away, all at prices well below the central districts. For investors, Canada's federal foreign-buyer ban (in force, extended to 1 January 2027) bars most non-citizens/non-PRs, with limited exceptions. For eligible buyers, Verdun is a top value-and-family play: riverside living, a celebrated main street and excellent connectivity drive strong appreciation and yields of ~4–5.5%, and it is among the fastest-selling markets in the city. The classic Montreal plex is the signature value-add. Quebec's rent control should be built into underwriting, and the province applies no foreign-buyer surtax.
