Corfu Old Town

Inscribed by UNESCO in 2007, the Old Town of Corfu (Kerkyra) is the most complete Venetian fortified port-town in the Mediterranean, layered with French and British colonial chapters across more than 400 years of foreign rule. Its character is unmistakable: the Spianada - among the largest squares in the Balkans - opens onto the French-built Liston arcade of cafe colonnades, while the Campiello quarter behind it preserves the tallest Venetian tenement houses in Greece, threaded by narrow cobbled kantounia. The Old Fortress and the New Fortress bracket the headland; the green-domed Church of Saint Spyridon, holding the relics of the island's patron saint, anchors daily life. It is decisively urban and historic - culture, dining and walkable density - not a coastal villa enclave like Kassiopi on the northeast cape. The investment thesis rests on protected scarcity. Heritage conservation rules cap new build inside the walled core, so the supply of restorable Venetian townhouses is effectively fixed while demand for boutique short-lets climbs - Corfu Airbnb hosts averaged roughly EUR 33k a year (Sep 2024-Aug 2025), with top-tier units clearing 74%+ occupancy. Corfu Town asking prices reached about EUR 2,990/sqm in 2025, with prime historic-centre and sea-view stock at EUR 2,800-4,500/sqm. Note the Golden Visa caveat: Corfu's population exceeds 3,100, so it sits in the EUR 800,000 high-demand band - and Golden Visa properties are barred from short-term letting under Law 5100/2024.
