About Koum Kapi

Koum Kapi runs along the coast just east of the Venetian walls, taking its name from the old Sabbionara (Koum Kapi) bastion. Its promenade is lined with cafés, bars and tavernas and is where Chania's locals gather day and night, with a small sandy beach and the Old Town a couple of minutes' walk away. For buyers it offers central, walkable seafront living with strong café-economy and tourism demand. Prices sit above Chania's ~€3,400/m² average for seafront stock; short-let upside is real but should be weighed against the city's flagged STR-registration tightening.
