Cumbres is the mainland-city counterpoint to Cancún's beachfront enclaves: a master-planned residential corridor along Avenida Luis Donaldo Colosio, close to the Cumbres Pavilion shopping centre, schools, hospitals and a short drive from both the Hotel Zone and the airport. Established communities like Residencial Cumbres anchor what has become one of the city's most important residential districts, dense with mid-rise condo towers and gated subdivisions. For investors, Cumbres is the value-and-yield play. Entry condos (e.g. Manglar Cumbres) start around USD 215K, and most Zona Cumbres product trades in the MXN 4-8M band, well below resort-zone pricing. Lower purchase prices and a deep pool of year-round local and relocating tenants support healthier net yields than the high-HOA beachfront towers, even if headline appreciation is steadier rather than spectacular. Pricing here is largely peso-denominated, so foreign buyers carry MXN/USD exposure. The case is affordability, long-let cash flow and steady growth.
