Bay Street

Bay Street runs along the coast from downtown Bridgetown toward the Garrison, lined with Carlisle Bay's beaches on one side and a mix of hotels, bars and residences on the other. It is the capital's most animated coastal stretch, home to the Hilton headland, Brownes Beach and a string of after-dark venues that make it the city's nightlife spine. Investment here is about location and footfall. Apartments and small condo blocks price around US$420-800 per sq ft, with beachfront and sea-view units commanding the premium. Proximity to offices, beaches and nightlife sustains both long-let and short-stay demand, delivering 5-7% gross yields. As the Pierhead and Carlisle Bay schemes mature just to the north, Bay Street's existing stock stands to benefit from the wider waterfront uplift while remaining a lower entry point than the West Coast.
