Cedritos

Cedritos is one of Bogotá's most popular middle-to-upper-middle-class family districts, a northern grid of apartment towers, neighbourhood parks like the Parque de Cedritos, and well-regarded schools, with the Unicentro mall and good TransMilenio and ciclorruta connectivity nearby. It offers the safety and convenience of the affluent north at notably more accessible prices than El Chicó or Rosales. For investors, Cedritos is a value-and-yield family play: lower entry prices, deep rental demand from families and students, and strong gross yields of ~6–7.5% combine for an attractive total-return profile for buy-and-hold landlords. It won't deliver the prestige or short-let intensity of the Zona Rosa, but it is a dependable, lower-volatility market. Colombia's fully open foreign-ownership regime and the real-estate Migrant (M) visa keep acquisition simple, with transactions in Colombian pesos.
