Provincial Grundverkehrsgesetz (Land Transfer Acts)
RestrictiveEach Austrian Bundesland (province) has its own Grundverkehrsgesetz regulating foreign property purchases. Vienna and Burgenland are most open. Tirol, Vorarlberg, Salzburg, Carinthia, and Styria have restrictions on non-EU buyers and on holiday-home / second-home purchases (Freizeitwohnsitz).
- Vienna, Burgenland: no Grundverkehr approval needed for foreigners
- Tirol, Vorarlberg, Salzburg, Carinthia: non-EU buyers need Grundverkehrsbehoerde approval
- Holiday-home (Freizeitwohnsitz) zoning: tightly capped in tourist areas
- EU/EEA/Swiss buyers exempt from most restrictions
- Approval considers: economic / cultural interest, residency intent
